The lease requires you to indicate whether electricity, gas and water services are measured separately for the rented property. For all water faucets manufactured from 2005, it is easier to verify that they meet the required efficiency standards, to search for products with a WELS rating of three stars or more. WELS is the water efficiency labelling system in Australia, which evaluates faucets such as faucets, shower heads and toilets based on water efficiency – the more stars, the better. Water differs from other distribution companies because it is always connected, and the account for the water supply will be in the owner`s name. We cannot give advice on the amount of water consumption to be included in a lease agreement, since that is the landlord`s decision. As a general guide, the average water consumption per person living in our watershed is about 168 litres per day. Since all the water consumed is attributable to your tenant, you can share the cost of the water bill to encourage the tenant to water the lawns and gardens. Some suppliers calculate wastewater based on the amount of water they provide. The landlord can ask the tenant to pay for the wastewater they produce. Your rental agreement details the tenant`s obligations for water billing and the frequency of these fees. If the leased property is powered by electricity or gas by an on-board network, owners or brokers must include it in the lease. This applies only to leases signed from March 23, 2020.
